Facilities Services Division provides quality customer service by maintaining a safe, healthy, and aesthetically pleasing environment in which students, faculty, and staff can function and accomplish their educational objectives and by supporting a patient care culture that continuously improves. Facilities Services' responsibilities include Interior and Exterior Facilities Support, Construction, Space Management, and Environmental Services.

Job Summary

Reporting to the Director, Facilities Operations, this position provides primary leadership and direction to Augusta University staff serving all AU campuses and the University Village residential complex. Responsibilities include providing leadership and oversight to staff related to miscellaneous services provided university wide for 162 total buildings as well as development and implementation of programs that seek to improve the level of services provided. The services related to this position are; Fire Alarm System Annual Testing, Certification, and Maintenance; Painting Services and staff oversight; Carpentry Services and staff oversight; Elevator Annual Testing, Certification, and Maintenance for approximately 100 passenger and freight elevators; Backflow Preventer Annual Testing, Certification, and Maintenance for over 100 backflow preventers; Fleet Management for approximately 200 vehicles; Lock/Keys Services and staff oversight; Safety Program oversight for all Facilities staff; Training program development and compliance for all Facilities' staff; and Quality Control/Assurance for Facilities. This position is also responsible for managing the operational budget for this unit.

Responsibilities

The duties include, but are not limited to:

Leadership

Provides leadership and direction to approximately 15 University staff ensuring work is performed in a timely manner, complying with established safety guidelines and requirements, and staff assignments are communicated in a clear manner.

Services provided by under the leadership of this position include:

Building Fire Alarms Annual Testing, Certification, and Maintenance.

Painting Services.

Carpentry Services.

Fleet Vehicle Management.

Elevator Annual Testing, Certification, and Maintenance.

Backflow Preventer Annual Testing, Certification, and Maintenance.

Locks and Key Services.

Quality Control/Assurance.

Staff Training related to job duties.

Safety Programs for Facilities staff.

Strategically plans the work ensuring staff meet schedule expectations and all compliance milestone dates.

Provides the materials, tools, and training for the staff, ensuring expectations can be easily met.

Reviews the work daily and provides staff with guidance related to effective methods of completing work.

Develops, implements, and leads process improvement initiatives.

Tracts and monitors the operating budget and meet expectations related to finding cost-effective approaches to completing work and procuring materials, tools, and services.

Collects and disseminates data related to efficiency and effectiveness creating performance metrics used in managerial decision-making efforts.

Participate in committees and individual meetings with academic and administrative units of the university as needed.

Oversee staff performance and completes performance evaluations annually and interim evaluations as needed.

Assists Operations leadership with recruitment/hiring of new staff as well as specific guidance for individual performance concerns.

Leads on-going recruitment efforts to maintain high levels of staffing.

Work Management

Leads efforts to fully utilize existing Computerized Maintenance Management System (CMMS). Develop and implement procedures to collect data related to Work Order management and tracking efforts.

Develops and implements a comprehensive quality control process to measure effectiveness and quality of work by the staff. Provides regular reports to leadership related to productivity and efficiency.

Trains staff using the CMMS to perform and manage day-to-day job duties related to Work Orders .

Provides oversight to plan and complete compliance work within established milestone dates .

Provides oversight and direction to contractors and vendors providing materials and services including compliance testing and certification.

Monitors and controls costs of labor and materials to provide a high-level effectiveness and efficiency of operations.

Monitors and manages inventories of parts, tools, and supporting items needed to provide the expected level of services while maintaining tools and equipment in good working condition.

Communications

Consistently provide professional, accurate, tactful, and timely written and verbal communications to Facilities and other university staff.

Establishes and maintains positive, respectful, collaborative working relationships with all levels of Augusta University staff.

Develop and lead group presentations and meetings including work groups and committees as assigned.

Provides comprehensive status updates on all elevators, backflow preventers, fire alarms compliance requirements, fleet data, and other initiatives as directed.

Other duties as assigned.

Required Qualifications

Bachelor's degree from an accredited college or university, five (5) years of experience in a maintenance organization with two (2) years in a supervisory role.

Preferred Qualifications

Bachelor's degree from an accredited college or university, eight (8) years of experience in a maintenance organization with four (4) years in a supervisory role.

Knowledge, Skills, & Abilities

KNOWLEDGE

Knowledge of institutional facilities management and operations including program management, design, construction, energy conservation, USG methods, and infrastructure as related to a university campus.

Proficient in Microsoft Office and other computer software/databases

SKILLS

Must be forward-thinking, actively seek opportunities and propose solutions, demonstrate an orientation toward action.

Shift/Salary/Benefits

Shift: Shift: Days/M-F (work outside of the normal business hours will likely be required of an employee in an exempt level position)

Pay Band: 14

Salary: $75,300 - $85,649.25 annually

Salary to be commensurate with qualifications of the selected candidate within the established range (generally minimum-midpoint) of the position
